We will work relentlessly to find you the right property and provide you with enough information to make your best real estate decision. Our research knows no bounds as we explore previous sold listings, current properties for sale, neighbourhood demographics, school districts, and amenities for your use in making the decision to buy a home. We will explain current market trends in pricing and how we work to most favourably present your offer to the Seller. Getting Started…Here’s what we need to know from You

  • Define your Budget Parameters
  • Location – Neighbourhood, Intersection, Proximity to Work and Transit
  • What style of home are you looking for? Number of Bedrooms, Bathrooms, Parking, Outdoor Space…Quality of Finishes or are you looking for a Fixer-Upper?
  • Are schools a consideration?
  • Do you have in hand your Financing Pre-Approval and Written Confirmation of Buying Power?

In our Experience, you should always be thinking that whatever property you buy should be a home where you see yourself for the next five years or more. When you take into consideration Land Transfer Taxes, Real Estate Commissions and Market Conditions, you are better off ensuring you choose a home you will not outgrow in the short term.

How We Help You find the home that fits you best

  • Timely Introduction of New Listings – You get new properties that meet your criteria soon after they are on the market, sent to you by email from us.
  • Viewing of Properties – We’ll make appointments to see properties you’re interested in at your earliest convenience. Often in this market, timing is of the essence.
  • Research, Research Research – You’ll get recent sales data including sales history of the building, the street, and the neighbourhood. We also get you as much information about the demographics of the area and what’s happening in the neighbourhood.
  • Making Your Best Offer – You may have conditions of Home Inspection, Financing Approval or Status Certificate Review (for a condo) in your offer.

You Got the House!

  • Legal Counsel – We’ll make sure your lawyer receives the necessary documents and will also send you friendly reminders of upcoming dates in your sale process.
  • Appraiser and Buyer Visits – Appraisers visit the property for Financing.  We accompany you on your Buyer Visits which are for Family, Friends and  Contractors.  We work to answer all of your questions about your new home.
  • Get Ready to Move – Set up Utilities, Plan your Move.
  • Closing Day – You will get your Keys between 3-6pm on the closing day pending the complexity and speed of the transfer of funds. Congratulations!

Selling Services

We have the contacts to help you get your home ready and we have the energy to pitch in ourselves! Your home sale will benefit from a variety of providers who will assist with floor plans, professional photography, a home inspection (if needed), graphic design for professional feature sheets, de-cluttering, and advice with staging. From providing research on your homes current market value to explaining how multiple offers work, we focus on finding you the best possible price from the strongest buyer to make your real estate transaction a success.

  • Know the Current Value of your Home – We provide Neighbourhood Sales, Market Research, Market Trends.
  • Preparing Your Home for Sale – Professional Photography, Floor Plans, Home Inspection if needed, Graphic Design for Feature Sheets, Advice and Help De-Cluttering, Staging Advice if required, Access to Trades as needed.
  • Selling Process – We suggest a Timetable, explain the Paperwork, get MLS and Internet Exposure for your home, host Agent Open House and Public Open Houses, Manage and Orchestrate Offer Presentation. Our Goal is to find you the Strongest Buyer for your Home.
  • Open Houses – We both work your Open House when possible to ensure the best possible experience for everyone viewing your home.  We register visitors, answer questions, send home inspections as requested and give you a thorough summary of the activity your home has received.
  • Offer Presentation – We determine where it’s best for you to receive offers, either in our board room or in the comfort of your home.  We keep in touch with agents that have shown interest in the days leading up to the Offer Presentation and on the Offer day.  Before we meet with Buyer Agents we familiarize you with the Agreement of Purchase and Sale so you know what to expect.  We ask the Buyer Agents to tell us something about their clients.  We talk about what is most important to you.  Price may be your biggest determining factor, but closing date, conditions, deposit amount and our collective confidence in the buyer and their ability to close are factors that may impact your final decision.  Often but not always you do have the opportunity to meet your Buyers once everything is finalized.
  • Closing – We help you with Legal Counsel, Management of Buyer and Appraiser Visits.
  • We are There for You on Closing Day and Beyond.
